**Ο ΜΥΛΟΣ ΓΙΑ ΑΞΙΟΠΟΙΗΣΗ ή Πωληση

Στον γνωστό σιδηροδρομικό σταθμό των Μηλεών μεσα σε ένα ειδυλλιακό τοπιο με τρεχουμενα νερα και πλατανια –‘’σημα κατατεθεν’’ του Πηλιου,βρίσκεται ο παλαιός Ατμο-Υδρόμυλος ιστορικής και τουριστικης σημασίας:(ειναι 3 ακινητα εφαπτομενα ενωμενα)

Το προς το ρεμα κτιριο(Δυτικο) ειναι ο Μυλος που λειτουργουσε μαλλον εως το 1925 ως ατμοϋδρομυλος σιτηρων και κατα καποια π
ληροφορια και παραγωγή ηλεκτρ. ρεύματος,μετεπειτα ως αποθηκες ελαιων, οπωρων,βιοτεχνια γλυκων και γραφεια.(Στον Β' οροφο υπηρχε γεφυρα που επικοινωνουσε με τον Σ.Σταθμο για εκφορτωση των αγαθών)
Το δευτερο & Τριτο κτιριο (Ανατολικά) ηταν κατοικιες ή και γραφεια.

Η εκτασή του οικοπέδου ειναι 1307 τμ.( εκ των οποιων τα 784,50τμ μη δασικα βασει γνωματευσης Δασαρχειου),με Σ.Δ. 0.80 ( για κτιρια κοινης οφελειας,επαγγελματικα και ξενοδ. μοναδες) και ειναι εντος οικισμου,

Τα μ2 των υπαρχοντων  κτισματων με τους οροφους υπολογιζονται σε 812 τμ περιπου .

>>Τα εγγραφα του Μυλου ειναι κατατεθημενα στο Υποθ/κειο Μηλεων και ειναι ενταξει.

>>Εχει εκδοθει αποφαση του Υπ.Πολιτισμου "περι μη διατηρηταιου".

>> Εγγραφο του τ.ΥΠΕΧΩΔΕ περι μη διατηρηταιου.

>>Εχει γινει προσωρινη διευθετηση ρεματος απο Τοπογραφο και εχει εγκριθει απο την πολεοδομια του Δ.Βολου.

>>Υπεβληθησαν οι τιτλοι και τοπογραφικα  για Κτηματολογηση τον Απριλιο του 2018.

Προτεινεται:


α) η αξιοποιηση του Μύλου, χωρις να γκρεμισθει αλλα να αναστυλωθει σαν συνεδρ.κεντρο, ξενοδοχ. ''μπουτικ'' η ακομα να διαμορφωθει σαν μαιζονεττες.(Μπορει να γινει τμηματικα για το Α' & Β'& Γ'κτιριο)
Eπίσης λογω υπαρξης πηγης με τρεχουμενο πόσιμο νερό,πλησιον του κτίσματος (που εκβαλει στο παρακειμενο ρεμα)υπαρχει η δυνατοτητα για εμφιαλωτήριο νερου η ποτοποιία.


β)Η διατηρηση του εξωτερικου τοιχου ( οπου κρινεται απαραιτητο ) και κτισιμο με συγχρονες μεθοδους εσωτερικα  ετσι ωστε το κτιριο να δενει αρμονικα με τον περιβαλλοντα χωρο αλλα και να προσφερει ολες τις ανεσεις εσωτερικα  .

Σε καθε περιπτωση προτεινεται ανεπιφυλακτα για σοβαρους επενδυτες εσωτερικου-εξωτερικου.

In the well-known railway station of Milies, in an idyllic landscape with running water and plane trees , is the old Steam-Watermill of historical and tourist importance: (there are 3 properties tangent together)

The building to the stream (West) is the Mill that operated probably until 1925 as a grain steam mill and according to some information and production of electricity, later as warehouses for olive oils, fruits, sweets and offices. (On the second floor there used to be a bridge. contacted the rail station for unloading of goods).
The second & third building (East) were residences or offices.
The area of ​​the plot is 1307 sq.m. (of which 784.50 sq.m. are non-forest based on the opinion of the Forest Service), with Structure factor 0.80 (for public utility buildings, commercial and hotel units).
The m2 of the existing buildings with the floors are estimated at approximately 812 sqm. >> The documents of the Mill are deposited in the Milιes land registry and are OK.
>> A decision has been issued by the Ministry of Culture about "non-designation as a historic building".
>> Document of the Ministry of Environment, Physical Planning and Public Works regarding "non-designation as a historic building" as well.
>> A "temporary stream arrangement" has been made by landscape engineer and has been approved by the town planning office of Volos.
>> The titles and topographies for creation of the Cadastre of Milies were submitted in April 2018.

It is recommended :

a) the utilization of the Mill, without being demolished but to be restored as a conference center, hotel. "boutique" or even to be shaped like maisonettes. (It can be done in parts for the A '& B' & C'building)
Also due to the existence of a source with running drinking water, in some small distance of the building (which flows into the adjacent stream) there is the possibility for a water bottle or distillery.
b) The maintenance of the external wall (where deemed necessary) and construction with modern methods internally so that the building blends harmoniously with the surrounding space but also offers all the comforts internally.
In any case, it is  recommended for serious local or foreign investors.

Next to the famous Train Station of Milies, where a replica of a steam train runs for tourists during the summer period (April-October), in an idyllic natural surrounding with running waters and plane trees, lies the landmark of Mount Pelion, The Old Watermill. Built in an atmospheric setting, it is a building of historic and touristic importance. It comprises three adjacent three-floor buildings. The exterior stone wall (shell) still stands for its major part, but the interior has collapsed. Nevertheless, the original stones lie on the ground floor. 

The western building that stands next to the stream was the Mill. It operated until 1925 as a steam Mill during the summer and as water Mill in the rain periods, grinding cereals. According to some sources, there was electric power production as well. After 1930, it was used as warehouse for olive oil and fruits. At the second floor there was a bridge, linking it to the train station, in order to unload goods.
The eastern building was used as residence and/or offices.

This plot of land  covers in total 1307 m² & it is within the village boundaries. The buildings floors cover about 812 m² in total (it is advisable not to demolish the buildings because the existing ones exceed the recent local construction limits). Moreover, in order to diminish the cost of restoration, the buildings can be restored gradually, first the western one and then the eastern one.
Some local architects proposed to preserve  the walls  partially and to build in the inner part of the walls  a congress hall,  boutique hotel or even to transform the whole building  into maisonettes.
Alternatively, beacause of a spring of running potable water that exists nearby (it flows into the adjacent stream), there is potential for a small bottling industry for water or beverages.

The documents of the mill have been deposited in the land registry of Milies.
Also, It has been made a survey called " a temporary settlement of the stream " ,deposited & approved by the city planning authority of Volos.


In any case, this investment is recommended for serious international and domestic investors.
